Selling Property In Estepona – Because experience really does count!
Those of you know Future Homes will already be familiar with our trajectory over these past 25 years, also known as a quarter of a century! You could say that we have “seen it all” from recessions to pandemics and with this journey comes a wealth of knowledge and experience that we feel is key when it comes to correctly valuing property for the current market and providing a service to both the buyer and the seller that will ensure a seamless transaction.
Estepona has grown in popularity year on year and at the same time we have noticed a change when it comes to social media and its potential influence on buyers and sellers alike. There are certain Facebook groups that are flooded with questions such as “Which are the best areas in Estepona to purchase a property?”, “What are the costs associated with selling my property?” and even legal questions such as “What is a non infraction certificate and do I need one to sell my house?”. As much as we appreciate the practical solutions that social media can offer when it comes to getting a lot of answers quickly, the accuracy of these responses is very difficult to verify and unfortunately we have seen people being wrongly advised in rather serious matters. We would urge potential buyers and sellers to direct their questions to experienced professionals who can guide them according to the ever changing laws (both national and local!) in order to avoid misinformation and conflicting advice.
Furthermore, the property market in Estepona has been flooded with new build projects – this has somewhat “drowned” the second hand property market on the online property portals because there are now thousands of estate agencies on the coast and they all have access to these new developments with the click of a button, leading to a potential buyer seeing the same property hundreds of times on their search results and wondering which price is the correct one and which property is actually available. Despite the amount of new builds on the market, the most popular and “in demand” is by far the second hand property market. Most buyers are looking for properties in the most central locations which of course were built on years ago (Estepona marina, Seghers, the old town), when a property in these areas comes up for sale it will sell quickly providing it has been correctly valued.
Last but not least, we would like to touch upon valuations. This is perhaps one of the most important aspects of this business and in order to correctly value a property you need to know the market and the history of the property or the community in question as well as any legal aspects that could impact its value. To give an example, 8 months ago we were called to value a property in a community very close to our office on Playa del Cristo (a community in which we have sold over 15 properties over the years) and we gave our valuation. The owners called us the next day to say that a new estate agency had valued their property for 200.000 euros more than us and that they had signed an exclusivity contract with them. 8 months later they called us to say that they have had to reduce the price to match our original valuation and perhaps drop it even lower because now they are in a rush to sell… This is happening more and more whereby some new agents (not all of course) overvalue properties in order to get the listings and unfortunately these properties end up becoming stagnant and the owners are left frustrated and sometimes with quite serious problems after signing these exclusivity contracts and with unrealistic expectations.
